A Virginia rental application is a form used to verify information about a prospective tenant before signing a lease. The document will include the applicant’s personal information and consent to the verification. The landlord will commonly run a credit report and verify the references of the applicant. Once complete, the landlord will give a response to the tenant of approval or rejection.
Laws
- Application Fee – Landlords may demand an application fee not exceeding $50 ; this cost does not include any extra expenses paid by the landlord for performing background checks, etc. ( § 55.1-1203(C) ).
- Security Deposit – Landlords may demand a security deposit not exceeding two (2) months’ rent ( § 55.1-1226(A) ).
