A Utah month-to-month rental agreement is a lease with no set end date, which can be terminated only with a required notice to either the landlord or tenant. If no notice is sent, the lease will continue forever. The landlord can also change the terms of a month-to-month lease, such as increasing the rent amount, by sending notice of at least fifteen (15) days.
